037 | Understanding the Scarcity factor in Property Investment

Scarcity. It is one of the three filters in our asset selection criteria and you’ve probably heard Bryce and Ben talking about it numerous times in previous podcasts. In this current market condition, it is more important than ever to ensure you nailed the scarcity factor right. But how do you determine if a property is scarce or not?

Following from Part 1 of Episode 30 (Five Golden Rules of Property Investment), our hosts continue on to talk about a topic that Peter Koulizos is current researching on: Suburb Gentrification. Previously in episode 26, Bryce and Ben had briefly touched on this topic and in this episode, they elaborate it further.

Gentrification in general means wealthier people moving into an area and in Australia, the gentrification process varies across different states. Most people are able to see once the process nears the completion stage or sometimes, when it has gentrified but Bryce, Ben and Peter discuss about the signs that you can look for which indicate the start of this process.

028 | Is the Property Market Oversupplied & What’s Happening in the Lending Sector?

With dwelling approvals remaining close to record high levels and the latest housing credit data suggesting a slowing investment credit growth, will this lead to an oversupply in the Australian property market? On top of that, how is the lending sector affected by the recent changes put in place by Australian Prudential Regulation Authority (APRA)? All these factors are a cause for concern for most property investors especially when there is a lack of awareness in this industry.

  • High Loan to Value Ratio (LVR) question from Andy : As a relatively new investor, would you recommend gearing as many of my initial purchases at 90-95% LVR as possible to help get ahead early on and do you foresee a lot of the banks starting to restrict this type of lending going forward with the interest rates currently so low. If you do recommend it, how do we best manage the risk for the first few years until the properties grow and loans come down to the 80% mark?
  • The Property Couch - Property investing podcast - smsf propertyCapital Gain Tax (CGT) question from Paul : It would be great if an episode could cover “capital gain tax“. I have recently had to sell an investment property due to lifestyle decision but didn’t incur any charges as it was my first place. In future if I have to sell to upgrade to a bigger investment It would be great to know the CGT laws in each state.

There are many factors at play when looking for an investment property, but did you know there’s actually a science behind selecting assets Ep 20 - science of asset selection Buyers Decision Quadrant 2

Yep that’s right folks! This science is called: The Buyers Decision Quadrant  

It’s made up of… 

  1. Price
  2. Location  
  3. Land proportion  
  4. Quality of Dwelling 

We’ll explain what each one means, and while the concept is quite simple, the real achievement is understanding which part of the quadrant you are willing to compromise on and which is non-negotiable.  

We’re also looking at some great case studies (one of which was a fictional case study…until this case study rang up Bryce to share her almost exact financial and personal story!!)…
