About 1 year ago I started to listen your podcast and followed the advice of starting from episode 1. We fixe $10 haircuts! What a journey it has been since! Every episode I will listen and say: Oh yeah I made that mistakes as well!
I have been investing for 10 years now in Europe and in Australia and listening your podcasts made me realised how little I knew and how lucky I have been so far in my investing journey to doge so many situations who could have been a disaster. Your podcast, your 2 books, sell/hold simulation, and your money platform has help me stirring the ship in far better horizons and could not thank you enough for it! I have been recommending your podcast to everyone who thinks of buying a property as I know they will make better decisions armed with the knowledge you consistently sharing! Now I have followed a lot of your advice but Ben: Buying Mortein spray to your tenant as a thank you for Christmas ?? Not sure about that one:) I have replaced it by a bottle of champagne to the tenant and to my property manager to say thank you every Christmas and I must say, I think they prefer it!
