207 | Pete Wargent – The Real Story Behind the Charts

You might remember him back on Episode 139 | Pete Wargent, Multimillionaire at Age 33: How did he do it?

And that title explains a lot of what Pete’s about — achieving financial independence. And, yep, he personally did it for himself at the ripe age of 33 too.

To give you an idea of Pete’s background: during his professional career, he qualified as a Chartered Accountant in London and was previously a Director at the ‘Big 4’ accounting firm, Deloitte. He indeed walks the talk when it comes to investing and he gratefully parked his career in accountancy, having achieved early financial freedom, as detailed in his first best-selling book, Get a Financial Grip: a simple plan for financial freedom.

And he’s here to talk all things data, the future of the Australian property market and the impacts of Labor’s proposed changes to Negative Gearing, as outlined in his recent report.

Question about Ideal Rooms and Features of Investment Properties from Joel:

Hey Bryce, Ben and Stiggy. My name’s Joel, from Adelaide. The question I’d like to ask is what kind of rooms and features do Australia’s want in the rental market at the moment? The property I’m looking at the moment is a 3BDR, open living area & a large home entertainment, or cinema, room. Now, looking at the plans, I’d probably convert that room to a bedroom, add some wardrobes, because it’s quite large, but I don’t know what other Australians would want. So I’d live there for a couple of years before renting it out, but I don’t know what Australian’s would prefer another bedroom, or that extra room for activities and stuff like that? Any input would be great, thanks!

Hey guys, Matt from Canberra … via sunny London here! First up I can tell you our architecture and Land Tax in Canberra is just to make sure not too many of you and the other Capitals turn off the Hume Highway and discover Australia’s best kept secret. So thanks very much for helping to keep our secret safe there! My question is about the banks and them having to assess us against increasingly restrictive assessment criteria. But do they have to do that when they are looking at non-mortgage lending criteria? The Money SMARTS System works best with a nice, big credit limit with maximum interest free days and there’s sometimes great deals on car loans that are cheaper than the interest savings on our offsets this is often still with APRA regulated providers. But do they only assess you against the lending criteria for the lowest common denominator, essentially, when you’re applying for a mortgage vs non mortgage finance? I know that this topic has been touched on in the past but I would love to hear Ben and Bryce give a few pointers to people (like myself) wanting to make a career in property investment, Buyers Agents and financial planning. In my case, I have done the REIQ (QLD) registration course but wondering if I need to complete the full license? Also, if I want to help people buy property in every state and territory in Australia, do I need to go and complete that course for each and every state / territory to become registered, or does the buyers agency take on that responsibility? Other than the QPIA course, are there any other ways to learn the industry while still working, so that people can transition into their new career relatively seamlessly? I just thought I would send this to support my recorded message and give a little more context to the question. Thanks again for everything you are doing!

Just about myself, specifically: I’m a property investor with 3 properties — 2 in Perth, one in Brisbane. I’m a medical specialist with a good income and I’m looking to go again. I have a 900K pre-approval and looking at either Perth or Melbourne through a Buyers Agent. Clearly the Buyers Agent have biases… the Perth guy things Melbourne is a terrible place to Invest and the Melbourne guy thinks Perth is a terrible place to invest. If you had 900K, you wanted to go now and are a Buy and Hold investor that lines up with your ideas around a good quality growth asset, what would you do?

Question about investing in Tasmania from Stuart:

Hey guys, I just wanted to get your opinion on whether you’re focusing your attention on Tasmania? The reason for that question is I was just on a work trip to Tasmania last week, and there was a lot of commentary on the radio about shortage of supply in rental accommodation; even talk of people living in tents. I didn’t really get full across it … but something to do with legislation taking a long time to release land or planning approvals taking a long time, so bureaucracy essentially. I just wondered if any of this shortage of supply means your Buyers Agents were looking a little more closely at Tasmania, certainly on Hobart … I’m not sure whether somewhere like Launceston comes into that. But yeah, really interested in your take on what’s going on in Tasmania at the moment, especially people looking to make an investment entry sub- $500,000 as places like Melbourne and Syd make that harder to achieve. Interested on your opinion. Thanks very much!
