It’s confirmed! Ben Kingsley is the Property Investment Advisor of the Year 2015 Award! This is the second year we’ve championed the PIA Category of the Reader’s Choice Award organised by Your Investment Property Magazine. But this is not a reflection of an individual’s work. Thanks to all of our team members at Empower Wealth and all of you who had voted for us. We wouldn’t have done it without our customers and loyal listeners ongoing support. IMG_20151105_102134.1To celebrate this win, Bryce will be asking Ben to share some of his personal journey on:

  • His daily role as a Property Investment Advisor and his thought process when assisting clients in building a wealthier tomorrow

Episode 027 | Tips for Buying at Auction in Australia

Not every state in Australia has an auction culture but we are seeing an increasing trend of it. In their everyday role as Buyers Agent and Property Investment Advisor, Bryce Holdaway and Ben Kingsley have seen many buyers who are either too afraid of the auction campaign or unsure of what to do in the process. Well, as Bryce mentioned in this podcast, auction is a necessary evil. It favours the seller and the agent. But ultimately, as a buyer, you shouldn’t be afraid of it. Do your due diligence and embrace it with confidence but never turn down an investment grade property simply because it’s going to auction.

So to help you guys out there who are currently searching for properties or are going for an auction this weekend, here are some tips for buying at auction from the property experts that can help you prepare for what to come.

Episode 024 | Seven Habits of Highly Effective Property Investors

Drawing from Stephen Covey’s book and as promised in the previous episode (Exit Strategy in Property Investment), this week our hosts talk about the Seven Habits of Highly Effective Property Investors. Some of our listeners have asked us before about having the right mindset when investing in property and this episode sort of ties in with that. Bryce and Ben lists out the seven habits that Dr. Covey talks about and explains how we can use it in property investment.

The first habit is to be proactive. As Bryce mentioned in the podcast, you won’t achieve Financial Freedom unless you take a step forward to make it happen. It is not going to happen by osmosis or by default. You need to get off your chair, overcome some conditioning and take action. Bryce and Ben will also be sharing some of the stories from the own personal journey as an investor and an advisor. Listen to the podcast to find out more.

Episode 022 | Q&A – Building & Pest Inspection, Rentvesting and Next Wage Growth Hotspot

Its Questions and Answers time! Thanks for all the suggestions on new topics to cover in this podcast. For today’s episode, Bryce Holdaway and Ben Kingsley will be addressing questions from:

  • Building and Pest Inspection question from Mark : How do I find a good quality building and pest inspector and with the property market being so hot with auctions at the moment, how do I ensure I don’t burn through my deposit money when constantly missing out at auctions?  I could end up wasting thousands on inspections until I actually win at auction! Should I try doing it myself and find a friend or family member with some building knowledge or use one of the smartphone apps?
  • Rentvesting question from Ryan : What are your thoughts on the property investor him or herself to buy and live in their own PPR or to rent? Obviously both have advantages, a place to call home or the ability to keep investing with out loosing potential borrowing capacity.
  • Next Wage Growth Hotspot from David : As mentioned on previous podcasts, investors will want to avoid “glass ceilings” in terms of capped wage growth in certain areas.  Given the changing Australian economy (more knowledge-based), are there particular areas of Australia in which you expect to see wage growth occurring?

Episode 015 | Real Life Property Investing in Australia : Case Study

The Property Couch ep 15 Real Life Property Investing in Australia Case StudyAs promised in our last episode (Ep 14 : Should we buy in a boom and are we in a property bubble?) this time on The Property Couch, Bryce Holdaway and Ben Kingsley talk about a new topic suggested by Aaron, one of our valued listeners. He has provided us with a case study and we think it’s a great chance to discuss about real life property investing stories in Australia. Here’s a summary of the question:

“Why does some apartments that seem to tick all the boxes just don’t appreciate in price overtime? This block at Brunswick is close to the public transport, schools, cafes and lifestyle but based on the comparable sales, the apartments have only achieved very little if any price gain since 2010. Your podcast have been saying “Location First, Property Next”, but I’m confused with this property. Why is this place so cheap? If it’s because of the property itself, does it mean the location is not always the biggest factor? And finally, should investors seriously consider properties like this or stay clear?”

Start listening to the podcast to find out why this block of apartments is not appreciating in value and why they are not investment grade properties but more like investment stocks. If you are interested in investing in apartments, check out Episode 7 as well where we talked about investing in One Bedroom and Studio Apartments.
